Nice large lot of 7574 sf with a width of 60 feet & partial view over the Bay of Ile Perrot. Ready to be built. The seller has also another lot of 34489 sf (1 577 734 at 610 Perrot blvd) next to this one. Actual zoning is residential for single house but can be changed to multiplex or condo with an acceptable project presented to the city.


There is a shed on this lot & 2 larger constructions on the bigger lot for sale. The seller is getting estimates to demolish them all. They will probably be gone soon. Please ask.

You would have to present a detailed plan to obtain that change following certain rules & steps.It is suggested by the director to built a construction on the smaller lot that can be enlarged by taking some sq ft on the larger lot in width. You could built a smaller or medium size multiplex.

For the larger lot, you could subdivide it for:
-enlarge the smaller lot
-subdivide even more to built 2 multiplex constructions (rental or condo).

The condition of acceptation are not fixed following the discussion with the director. Number of stories & units is variable following the plan proposed. Nicer the project will be, more units possible.

Number of stories would have to be acceptable for the owners of the constructions at the back but since huge trees are in between lots, it should not be a problem.
